Welcome to Villa Thymari in Xiropigado! We are delighted to have you as our guest and are committed to providing you with a comfortable and memorable stay.
Villa Thymari is a brand new property, part of a luxury villa complex. It’s a great base from which to explore the city of Nafplio, the eastern and central Peloponnese and the nearby islands of Spetses and Hydra.
In this manual you’ll find lots of useful information that we’ve put together to help our guests get the most out of their stay. From instructions on how to use the appliances to recommendations for nearby restaurants and places of interest, we’ve got it all covered. For more information, please use the interactive map opposite.
If you need any assistance during your stay, please don’t hesitate to contact us. Whether you need transport, recommendations for local attractions or assistance with reservations, we are here to help.

KEYS
1 set of keys for the main entrance and kitchen door are supplied with the villa.
GATE - PARKING
The estate gate is operated (open & close) by a remote control (button A). Wait until the gate is fully open to drive through.
NOTE: Villa Thymari is part of a villa complex; for everyone’s safety please ensure that the gate is always closed.
The villa has a shaded parking area for up to 3 cars.
Wi-Fi
There is Wi-Fi available across the villa.

AIR CONDITION – VRV COOLING / HEATING SYSTEM
Each room has an individual indoor unit controlled by a remote control or wall panel. It is very important that the unit is in cooling mode. You can adjust the temperature and fan speed.
Note: The air conditioning only works when the windows are closed.
HOT WATER
Hot water is available throughout the villa.
There is hot water throughout the villa, which has a boiler and solar panels. On cloudy days you may need to run the boiler with electricity. The (double pole) switch is on the lower level – laundry room switchboard.
Note: On a cloudy day, check that there is sufficient hot water.
LAUNDRY
A washing machine is available at the lower main level, as well as a clothes drying rack.
Professional laundry and dry cleaning can be arranged on-request.
TOILET USE
All toilets are connected by pumps to a watertight septic tank. It is very important to avoid any pump malfunction, so please DO NOT throw paper or any plastic in the toilets. Please use the covered waste bins. Garbage will be removed daily by the property caretaker.
The septic tank and pumps will be checked at check out and if paper or other waste is found, a cleaning fee of €500 will be charged.
Note: DO NOT flush paper, tampons or sanitary pads down the toilet.
SMART TV
The main TV is on the upper level, in the open plan living & dining area. Both double bedrooms (lower main level) also have a TV.
The remote control has a solar cell on the back that absorbs sunlight or indoor light to charge the internal battery.
SWIMMING POOL
The pool maintenance staff comes to clean/maintain the pool twice a week, usually every Tuesday and Saturday morning (around 11:00). It’s best not to use the pool for at least 1 hour after maintenance.
If you require extra cleaning by the pool staff, please contact us and we can arrange it. There will be an extra charge.
If the pool water is found to be in very poor condition, or if guests have thrown rubbish into the pool and the water needs to be changed, a charge of €1200 will be made.
Note: Please do not dive and do not leave children unattended at any time. The use of the pool is always your responsibility!
Note: Do not use the pool for at least 1 hour after maintenance.
Note: Please use the outside shower before entering the pool.
BBQ
Villa Thymari has a BBQ located at main level next to the kitchen. To start the BBQ, turn the knob on the gas bottle half a turn counterclockwise. Use the three knobs to light the BBQ.
Adjust the intensity of the flame as needed. When you are finished cooking, first turn all three knobs on the BBQ OFF and then turn the knob on the gas bottle OFF clockwise.
Note: Do not forget to turn off the gas bottle supply!
SAFE
There are 2 safes in the house, one in each double bedroom on the lower main level.
Closing the safe:
- Enter a four digit code.
- Press the CLOSE button.
- The display shows the MESSAGE CLOSED.
Opening the safe:
- Enter the correct four digit code.
- The code entered is shown on the display.
- The safe will open.
- The display shows the message OPEN.
ALARM
There is an alarm keypad next to the entrance and on the lower main level. Both keypads have the same function.
To arm the system, you must close all doors, windows and shutters and remain motionless. The READY display confirms that the system is OK, and you can arm it by entering the 4-digit code. The ARMED display will then light up.
To DISARM the system, enter the 4-digit code.
If you want to arm the system while you are in the house, you can press STAY twice. All windows and shutters will be armed, all radars will be disarmed, and you will be free to move around the house.
HOUSE CLEANING
Villa Thymari is looked after by Mrs. Eleni. The house is fully cleaned twice a week, bed linen and towels are changed on the same day.
WASTE DISPOSAL
Additionally, Mrs. Eleni will take out the trash on visiting days. If you need to dispose of garbage at any other time, please use the two bins located outside the kitchen. Garbage will be removed daily by the property caretaker.
Please note that, unfortunately, the municipal authorities have not yet placed any recycling bins outside the estate.

Glass, paper, and tin should be placed in blue bins.
HOUSE INSPECTION by BLUE MOSAIC
Blue Mosaic is responsible for inspecting the premises to ensure their condition. Inspection times are similar to cleaning times.
OUTDOOR FURNITURE
Villa Thymari offers a range of outdoor furniture for your comfort. In case of rain, please
remove all outdoor cushions and protect them from water.
To open the parasol, press the button on the opening mechanism while pulling the spokes apart. This will cause the mechanism to slide up, allowing you to fix it into place. Please lower all the parasols when you leave the villa, as wind can appear at any time. There is a small step stool on the patio to help you reach the opening mechanism.
SECURITY
Always lock the villa when you are not at the property, even if you are at the beach.
Note: Neither the owner nor the agent are responsible for any stolen personal property.
FIRE
The villa is set in a unique landscape of trees and plants. It is very important to be extremely careful with candles and naked flames inside and/or outside the house. Never leave a candle burning unattended. Be sure to extinguish candles before leaving the area. The house has 3 fire extinguishers.
Note: In summer, especially on warm and windy days, the risk of fire is very high.
SMOKING POLICY
The interior of Villa Thymari is a non-smoking area. Smoking is permitted only in the outdoor areas. The risk of fire is very high, please use an ashtray.
Note: Please never throw cigarettes on the property.
PETS
Please note that pets are not allowed in Villa Thymari.
GARDEN MAINTENANCE
The garden is maintained by Mr. Ernesto, who visits the villa early in the morning or afternoon.
SAFETY
Your safety is very important. Villa Thymari has many stairs and different levels. Please use extreme caution when moving around the villa. The pool is used at your own risk and all children should be supervised at all times when using the pool.
GENERAL INSTRUCTIONS & KEY NOTES REVIEW
- For drinking water, you should buy bottled water. The villa’s water supply is safe for any other use.
- There are security lights all around the house, which come on automatically when it
gets dark. These cannot be switched off.
• Keep window nets shut to avoid mosquitoes and other creepy crawlies from coming
into the house.
• Always keep shutters down and/or windows shut when you are not in the villa. It will
prevent potential burglars from getting into the house.
• The villa is booked for you and your group. Please do not organise any event – party
before consulting BLUE MOSAIC and obtaining the owner’s permission.
• The gardener will be visiting villa Thymari for maintenance early in the morning.
• Please respect the privacy and quiet hours! Please enter the estate with caution. Please
make sure the gate is close at all times.
• The air conditioning will operate only with the windows closed.
• Please use external shower before going into the pool.
• Please do not dive into the pool and do not leave children unattended at any time. The
use of the pool is always your responsibility!
• After using the BBQ do not forget to turn OFF the Gas bottle supply!
• Please do NOT throw paper, tampons, or sanitary pads into the toilet bowl.
• It is your responsibility to hand over the villa in its original state.
• In the summer, especially on warm and windy days, the fire risk is very high.
• Please never throw cigarettes in the estate.
• Music should not disturb others.
• The owner nor the agent has any liability for any stolen personal items.
This is a private home, so please treat and respect it as your own.
FOOD SHOPPING & EATING OUT
In Xiropigado there are 2 mini markets, “Chasapis” (on the left as you enter the village – they can deliver your shopping to your villa) and “Zavitsa” further down on the right.
In the seaside town of Astros mini market “Flentzeris” is usually open all day, 7 days a week and in Inland Astros, meat market “Kossyvas” is also open every day of the week except Sundays. Kiveri also has a meat market.
If you wish to visit a supermarket you can go to “Panayiotopouloi” in Inland Astros or “AB Vassilopoulos” and “Sklavenitis” in Argos town. For a deli you need to visit Nafplio city and Mediterraneo www.mediterraneodeli.gr.
For fresh fish, Kiveri village and Nea Kios have local fishermen providing fresh fish directly off their “kaiki” every morning. Inland Astros has a fish market.
